A leading property development and investment partner
Established in 1988, Willis Bond has built its reputation as a leading property development and investment partner over the past thirty-four years. Our team delivers high-quality mixed-use developments across New Zealand and manages several high-value investment funds that seek superior returns for our investors.
In addition to managing long-term capital investments in high-quality property assets, we have raised over $533 million in development capital, which has been committed to 26 development projects with an end value of $2.3 billion.
In partnership with our industry-leading consultants and contractors, we have led a number of nationally recognised projects. Recent examples include Aotearoa’s largest mass timber office building, 90 Devonport Road in Tauranga, and the award-winning Tākina Convention & Exhibition Centre in Wellington. Both these projects were completed on time and within budget in March 2025 and March 2023 respectively.
Previous projects include the PwC Centre in Wellington, which won the Supreme Award at the 2019 New Zealand Commercial Project Awards, the Bell Gully Building in Wellington which received an Excellence Award at the 2023 Property Industry Awards.

Our team is always looking for new opportunities to form property partnerships that help organisations extract the best value from their property portfolios. Our Property Income Fund, which was formed in 2020, has up to $500m to deploy in long-term yielding assets. If you have an opportunity you would like to discuss, please get in touch.
Building for a sustainable future
Our team strives to build transformative communities. We aspire to walk with a light footprint and innovate sustainably. We do this by employing best-practice sustainable urban design principles and taking a long-term view of the future for our buildings and the people who use them.
Communities are defined by the people who choose to connect, live and grow in these spaces so it is our mission to provide sustainably-built spaces for these communities to thrive long into the future.
We are dually focused on reducing embodied carbon during construction and on reducing operational carbon during the occupied lifetime of our buildings.
As a result, our team has delivered some of New Zealand’s most sustainable homes, including over 300 Homestar 7 and 8 residential homes in the heart of Wynyard Quarter, often referred to as Auckland’s eco-precinct. We are also developing a highly sustainable commercial regional hub - Blue Mountains Campus - that will feature a blend of refurbished existing and brand new Green Star and NABERSNZ-rated buildings.
In a fast-evolving space, we continue to learn and find new ways to reduce the carbon footprint of our future developments without compromising on quality or design.
