The Exchange is a landmark building nestled between Allen and Blair Streets in the heart of Wellington’s Courtenay Precinct.
The 10,000sqm property was acquired by Willis Bond and partners in 2019 and is fast becoming a vibrant hub for creativity, design, hospitality, and wellness.
Formerly the Wellington Produce Exchange, the building has been carefully reimagined to retain its historic character while supporting the needs of a dynamic, modern tenant community. Seismic strengthening, upgraded services, and refreshed frontages have created a welcoming environment for both businesses and visitors alike.

The Exchange is now home to over 20 creative and design-focused organisations, including renowned design house Backhouse, which has relocated its flagship showroom to the precinct.
Hospitality and wellbeing operators are also a key part of the building’s community. Glou Glou espresso and wine bar has quickly become a local favourite, while national wellness operator O-Studio will open its first Wellington studio in the building in mid-2025. Other key tenants include: Creative Capital Arts Trust, Kura and Ora galleries, Monsoon Poon, Architectus, Pāmu, Insight Creative and McGuinness Institute.
Anchored by a striking central atrium, The Exchange also provides a flexible venue that is available to hire for events and activations, reinforcing its role as a cultural and commercial cornerstone in the capital.
Through thoughtful regeneration and strong partnerships, The Exchange represents a bold vision for the future of the Courtenay Precinct – one rooted in creativity, community and enduring quality.
